Regulations & legal

Do I need a special authorisation to rent short-term in Nice?

Yes. Nice is classified as a high-demand area. Renting your primary residence short-term requires a prior declaration at the Nice city council and is capped at 120 nights per year (cap restored by the 19 June 2026 resolution). You receive a 13-character registration number that must appear on all your listings. For a secondary residence, a change-of-use permit is also required, now valid for 5 years with no annual renewal. In the 4 quota districts (Vieux-Nice, City Centre, the Port, West), the cap is 691 permits; new applications are suspended until 31 August 2026. Is Check-in Riviera legally authorised to manage my property?

Yes. Check-in Riviera acts as an Airbnb co-host: we manage your listing and your guests from your own Airbnb account, under your name. This model does not require a professional real estate licence (carte G). We invoice a service fee for operational management. Everything is formalised in a service contract signed before we start.

Pricing & commitment

How does your commission work?

We offer two packages: Standard at 22% and Premium at 25%, calculated on your rental income. Invoicing is monthly. Cleaning and linen costs are paid directly by your guests through Airbnb: you don't advance these costs. If your property doesn't rent, you owe us nothing. See our packages →

Are there any hidden fees?

No. Our model is simple: we earn when you earn. No monthly subscription, no setup fee. The only upfront costs relate to equipping your property if needed: we discuss this together before we start.

Is there a minimum commitment period?

Yes. Our agreement runs for one year, tacitly renewable. This isn't arbitrary: the first months are used to optimise the listing, accumulate guest reviews and reach Superhost status. Real profitability builds over a full season. Everything is formalised from the start to protect both parties.

VAT: what does 'VAT not applicable' mean?

Check-in Riviera operates under the French auto-entrepreneur status and benefits from the VAT exemption scheme. No VAT is charged on our invoices. The percentages stated (22% or 25%) are the total amounts billed, with no additional tax.

Day-to-day management

Who manages guests on a daily basis?

We handle everything end-to-end: booking requests, property preparation, personalised welcome, key handover, guest guide, in-stay assistance, issue management and departure. You have zero interaction to manage with your guests. Delegate, relax: peace of mind is our commitment.

How do I track my income and bookings?

You keep full access to your Airbnb account at all times: bookings, calendar, income, guest reviews. Everything is visible in real time from your phone or computer. We act as co-host to manage everything on your behalf: listing updates, guest replies, dynamic pricing, calendar, reviews... You see everything, you do nothing.

How are guests selected?

Every Airbnb guest has a profile with reviews from previous hosts. We systematically check these profiles before accepting a booking. Based on experience, we occasionally decline requests, always in your best interest.

Can I use my apartment whenever I want?

Yes, at any time and at no extra cost. Simply block the dates on your Airbnb calendar. No explanation required.

What happens if there's damage or an incident?

It can happen: a stained item, a broken glass, a wall scuff. Zero risk doesn't exist. What changes with us: you don't have to deal with it. We step in directly, keep you informed, and defend your interests with Airbnb to activate the AirCover guarantees provided by Airbnb for hosts.

Is Nice a profitable city for short-term rental?

Nice has exceptional assets: an international airport close to the city centre, UNESCO World Heritage listed since 2021, over 300 days of sunshine per year, Carnival, Jazz Festival, Monaco Grand Prix, Acropolis congress centre, and business travel linked to Sophia-Antipolis. Short-term rental demand is strong year-round. Profitability depends on one thing: the quality of management. That's what we've been delivering since 2020.

Who is Check-in Riviera for?

Any owner whose property is wholly or partly unoccupied, whether you live in Nice or abroad. The apartment must be in good condition, well located, properly equipped and compliant with local regulations. We work exclusively in Nice.

What's the difference between Check-in Riviera and a large-scale platform?

Based in Nice since 2020, Check-in Riviera is a local, human-scale concierge. You know who you're talking to: we know your property and your neighbourhood. Large platforms manage dozens of properties with standardised processes and call centres. With us: fewer properties managed means more attention for each one. A deliberate choice from day one.

How can I get a free estimate of what my apartment can earn?

Rental income cannot be calculated from a screen. It depends on your property's location, floor, orientation, view, décor, equipment, and whether it has a balcony, terrace or air conditioning.
